Roofing Shouldn't Be Complicated.
What EPDM Is — and Why It Lasts.
EPDM is a synthetic rubber membrane that has been used in commercial roofing for more than five decades. Its staying power isn't an accident — it's flexible enough to handle building movement and thermal expansion, resistant to UV and ozone exposure, and proven across a wide range of climates.
In Florida, where roofs face relentless sun, heavy rain, and temperature swings, EPDM's durability makes it a solid choice for the right applications. When properly installed, EPDM systems regularly achieve 25 to 30+ years of service life.
Is EPDM Right for Your Property? EPDM Is Well-Suited For:
-
Commercial buildings with flat or low-slope roofs
-
Properties where long-term durability is the priority
-
Re-roofing projects where system weight is a consideration
-
Buildings that need a proven, low-maintenance system
EPDM and TPO are both strong low-slope systems — the choice usually comes down to priorities. TPO leads on energy efficiency and heat reflectivity. EPDM leads on durability and track record. We'll help you figure out which one fits your building.
Every project includes a structural and substrate assessment, system selection guidance, manufacturer-compliant installation, full seam and penetration detailing, post-installation inspection, and warranty registration.
EPDM Roofing FAQs
-
How long does an EPDM roof last?
A properly installed EPDM system typically lasts 25 to 30+ years. As with any roofing system, lifespan depends heavily on installation quality and periodic maintenance. We install to a standard that gives your system the best chance of reaching that range.
-
How does EPDM compare to TPO?
The main difference is heat reflectivity. TPO's white surface reflects UV and reduces cooling costs — a significant advantage in Florida's climate. EPDM is black by default (though white-coated options exist) and absorbs more heat. However, EPDM has a longer proven track record, is extremely flexible, and is well-regarded for durability and resistance to weathering. The right choice depends on your priorities. We'll help you evaluate both honestly.
-
Is EPDM difficult to maintain?
No — EPDM is one of the lower-maintenance commercial roofing systems available. It benefits from periodic inspection and cleaning, particularly around drains and penetrations, but it doesn't require frequent interventions when it's installed correctly.
-
Can EPDM be repaired if it's damaged?
Yes. EPDM is one of the more repairable roofing systems available. Small punctures and seam issues can often be addressed without replacing large sections of the membrane.
-
Can EPDM be installed over an existing roof?
In some cases, yes — depending on the condition of the existing substrate and local building code requirements. We assess this as part of our initial site evaluation.
-
What happens if there's a workmanship issue?
Any workmanship issues on roofs we install are covered under our Strux Lifetime Workmanship Warranty. We stand behind our installation — not just while the job is fresh, but long after.
