Ponding water, seam failures, and premature membrane degradation are almost always the result of decisions made during installation — inadequate slope design, improper seam work, poorly detailed penetrations, or the wrong system for the specific structure.

The Four Things That Determine Whether a Flat Roof Works.
Drainage Design
Ponding water is the number one cause of flat roof failure in Florida. Even a "flat" roof needs slope — typically a minimum of ¼ inch per foot — to move water toward drains efficiently. We assess drainage before we spec anything else. If an existing roof has drainage issues, we address them in the solution.
Membrane Selection
Not every flat roof system is right for every building. TPO, EPDM, and modified bitumen each have specific applications where they perform best. We match the system to the building type, load capacity, usage, and the property owner's priorities — not to whatever's easiest for us to install.
Seam and Penetration
Detailing Most flat roof leaks originate at seams, penetrations, parapets, and drains — not in the middle of the field. These are the details that determine whether a roof performs over time. We treat every one of them as a critical point, because they are.
Substrate Preparation
A new membrane on a compromised substrate will fail prematurely. We inspect and prepare the substrate before installation — addressing insulation issues, moisture in the deck, or structural concerns that would undermine the new system.

Repair, Re-coat, Overlay, or Replace — We'll Tell You Which One. If you have an existing flat roof that's showing its age, the right path forward isn't always replacement. Depending on the condition of the membrane, the substrate, and the underlying structure, repair or a quality re-coating system may be a cost-effective way to extend its life.
We assess honestly. If replacement is the right call, we'll tell you why. If targeted repair or re-coating will solve the problem and extend the roof's life meaningfully, we'll tell you that instead.

Are flat roofs a bad idea in Florida?
No — when they're designed and installed correctly, they're excellent. Florida has tens of thousands of flat-roofed commercial buildings that perform reliably for decades. The issues people associate with flat roofs are almost always installation problems, not inherent flaws in the system.

How do you prevent ponding water?
Through proper slope design and drain placement. A flat roof should never truly be flat — it needs just enough slope to move water toward drains efficiently. We design and install with drainage as a primary concern, not an afterthought.

How long does a flat roof last?
With proper installation and maintenance, most commercial flat roofing systems last 20 to 30+ years. The range varies by system — TPO and EPDM systems typically fall in that range; modified bitumen systems can be similar with good maintenance. Installation quality is the biggest variable.

Can a flat roof be repaired rather than replaced?
Often, yes. It depends on the extent of the damage and the condition of the underlying substrate. We assess this during our inspection and give you a clear recommendation with the reasoning behind it.

How do you handle HVAC and mechanical equipment on the roof?
Rooftop mechanical units create penetrations, traffic, and load considerations that affect the roofing system. We account for all existing and planned equipment in our installation design — including proper curb flashing, walkpad placement, and load distribution where needed.
