Age, damage, and the condition of your decking are the main factors. If your roof is approaching 20–25 years old, has widespread shingle failure, or has decking damage that compromises the structure underneath, replacement is usually the right call. If a targeted repair will solve the problem and extend the roof's life meaningfully, we'll tell you that instead. We don't push replacements — we recommend what's actually right.
